Terms for Both Auctions: Meares Company is representing the Seller(s) in this transaction. These homes with very nice lots will be offered subject to confirmation of the high bid by the Seller(s) on day of auction. When high bid is accepted, a 10% buyers fee will be added to the final bid price to arrive at the contract selling price. A $5000 NON-Refundable deposit (down payment) will be required at signing of Real Estate Contract and balance due within 30 days of signing of contract. Homes will sell “As-Is with no warrany or guarantee expressed or implied, and with all faults. Seller(s) make no warranty, express or implied as to the property’s title or zoning of the property except as warranted by its deed.
Potential buyers can arrange their own inspections and/or appraisals before the auction date at their expense.
Seller(s) will pay any outstanding liens and property taxes to date of closing.
Buyer will pay all other closing costs including but not limited to Attorney fees, deed preparation, deed recording, survey (if required), mortgage fees or any other fees or expenses required to close the transaction.
Sale of property is not subject to any contingencies, financing or appraisal.

Announcements made on the day of the auction take precedence over any previous announcements or advertisements.

Broker Fee: A 2% Broker Participation fee will be paid if Agents Client purchases the property at the Auction. Broker/Agent must fill out, sign, date/time our Broker Participation Agreement within 48 hours of Auction. Agent must also be with thier Client at the Auction.
